Why most FM companies won't show you pricing

Walk into ten commercial facility management websites and you'll find zero published rates. It's not a conspiracy — it's a real limitation. Commercial maintenance pricing depends on at least five variables that only show up after a site walk-through:

  • Square footage — the biggest driver
  • Systems in play — number of HVAC units, elevators, water heaters, etc.
  • Service frequency — quarterly, monthly, weekly
  • Industry — medical, food service, and industrial carry more compliance overhead
  • Scope — cleaning only, handyman only, or full-stack FM

So nobody publishes a rate sheet. Instead, the industry runs on pricing benchmarks — ranges most competitive vendors fall inside. We'll show you ours.

The three pricing models we use

1 · Per square foot

$1.60 – $2.80 / sq ft / year

The industry standard for bundled facility maintenance. Annual price is tied to the building size, converted to a monthly retainer for budgeting. Predictable and easy to benchmark across buildings.

Best for: Property managers, multi-building portfolios, long-term contracts.

2 · Monthly retainer

$0.10 – $0.18 / sq ft / month

A fixed monthly fee that covers scheduled preventive maintenance, defined scope, and priority dispatch. Overage and emergency work is billed separately at preferred rates.

Best for: Single-location operators who want predictable monthly facility cost.

3 · Time & materials

Labor + materials + trip

For one-off repairs, punch-list work, and overflow jobs without a contract. Rates are quoted up front and benchmarked to commercial-market standards. No minimum commitment.

Best for: Smaller properties, emergencies, or testing us before moving to a retainer.

  4. Signed contract. Typical terms are 1 to 3 years with annual CPI adjustments and 60-day termination.
