What's included
Plans are tailored to your property, but typically include:
- HVAC filter replacement on every system
- Bathroom exhaust fan cleaning and inspection
- Water filtration system monitoring and cartridge replacement
- Plumbing fixture and shut-off-valve checks
- Lighting inspection and bulb/ballast replacement
- Exterior caulking and weather-seal checks
- Fire-risk reduction: dryer vents, heat sources, clutter
- Detailed report after every visit with photos
How it works
- Walk-through. We visit your property and document the systems, ages, and conditions.
- Custom plan. We propose a monthly or quarterly schedule with fixed pricing.
- Ongoing service. We show up on schedule, send a report, and flag anything urgent.
- Priority response. Plan members get priority scheduling and preferred rates on non-plan work.
Plan tiers
Every plan is scoped to your building, but they fall into three tiers:
- Essential. Quarterly visits covering HVAC filters, core plumbing checks, lighting, and a written inspection report. Best for smaller offices and single-tenant retail.
- Standard. Monthly visits with expanded scope — exterior, plumbing, safety, and minor repairs included. Best for restaurants, medical offices, and busy retail.
- Premium. Twice-monthly or weekly visits with priority emergency response and bundled minor repairs. Best for multi-tenant properties, coworking, and high-traffic operations.
How it's priced
Preventive maintenance contracts are quoted per square foot annually or as a fixed monthly retainer, depending on which is a better fit for your building — both are benchmarked to commercial-market standards. Pricing depends on square footage, number of systems (HVAC units, elevators, etc.), service frequency, and industry requirements (e.g., medical or food service). Multi-location operators get portfolio pricing. Plan clients also receive preferred rates on non-plan repairs and priority dispatch for emergencies.
